Article I. Purpose of the Platform
CebuFirst.com is designed to connect buyers, sellers, brokers, developers, and licensed real estate professionals through a trusted digital marketplace. The platform may only be used for legitimate real estate related transactions and services.
Article II. Eligibility
By creating an account, you certify that:

- You will comply with Philippine laws and all applicable regulations.
Article III. Professionalism and Ethical Standards

The following activities are prohibited: duplicate listings, fake inquiries, mass unsolicited messaging, repetitive advertisements, automated posting, AI-generated spam, link farming, keyword stuffing, and false promotions. Accounts engaging in spam may be suspended or permanently removed.
Article VII. Listing Responsibilities
Every user is responsible for ensuring that listings are active, updated, accurate, available, and lawfully offered. Inactive or misleading listings may be removed by the Administrator.
Article VIII. Responsiveness
Professional responsiveness is expected. Members are expected to respond to inquiries promptly, keep contact information current, communicate professionally, and follow up with clients in a timely manner. Repeated failure to respond may affect account standing, visibility, or continued access to the platform.
Article IX. Property Information and No Guarantee
Property listings, prices, availability, floor areas, and other details are provided for general information and are subject to change without notice. Prices are stated in Philippine Peso (PHP) unless otherwise indicated. A listing does not constitute an offer, a contract, or a guarantee of availability. Photographs, plans, and descriptions may be for illustration and may differ from the actual property. Buyers should confirm current details, pricing, and availability directly with the listing broker or developer before making any decision.
Article X. No Professional Advice
Information on this platform is general in nature and is not intended as legal, financial, tax, or investment advice. Article XI. Protection of the CebuFirst Brand
The CebuFirst name, logo, trademarks, website design, software, technology, databases, graphics, and digital assets are the exclusive property of CebuFirst Realty Ventures unless otherwise indicated. Users may not copy the website, use the logo without permission, impersonate CebuFirst, misrepresent affiliation, damage the reputation of the company, or create fake company accounts. Unauthorized use may lead to legal action.
Article XII. Anti-Fraud Policy
The following are strictly prohibited: fake listings, identity theft, forged documents, fake reservation receipts, double selling, unauthorized collection of payments, misrepresentation, scamming, money laundering, cyber fraud, phishing, and the use of stolen identities. CebuFirst has zero tolerance for fraudulent activity.
Article XIII. User Accountability
Every user is fully responsible for their account, password, listings, communications, uploaded documents, transactions, and conduct on the platform. Users remain liable for all activity conducted through their accounts.
Article XIV. Suspension and Termination
CebuFirst may suspend or terminate any account for reasons including fraud, spam, fake listings, misconduct, unethical behavior, copyright infringement, non-compliance with these Terms, or conduct that harms the platform or its users. Where appropriate, users may be given an opportunity to respond before permanent action is taken.
Article XV. Reporting Violations
Users are encouraged to report fraud, fake properties, harassment, copyright infringement, misrepresentation, spam, and suspicious activity. All reports will be reviewed by the Administration.

If a user engages in fraudulent, unlawful, or harmful conduct, including scams, identity theft, cybercrime, intellectual property infringement, or misuse of the CebuFirst brand, CebuFirst Realty Ventures reserves the right to pursue appropriate legal remedies and to cooperate with law enforcement or regulatory authorities where required by law.
Article XXIII. Governing Law and Jurisdiction
These Terms are governed by and construed in accordance with the laws of the Republic of the Philippines. Any dispute arising from these Terms or your use of the platform shall be subject to the exclusive jurisdiction of the proper courts of Cebu, Philippines.
Article XXIV. Severability and Entire Agreement
