Before you buy land, check the title, the zoning and the access road. Our brokers can help you request a certified true copy of the title from the Registry of Deeds, confirm the real property tax is paid, and estimate transfer costs so there are no surprises at closing.

Frequently asked questions

How do I check if a lot for sale has a clean title?

Ask the seller for a copy of the Transfer Certificate of Title (TCT), then request a certified true copy from the Registry of Deeds. Check that the owner’s name matches, and that there are no liens, mortgages or adverse claims annotated on the back. Also ask for the latest tax declaration and real property tax receipts.

Is a lot in a subdivision better than a lot outside one?

A subdivision lot usually comes with roads, drainage, water and security, and it has building rules that protect the value of the area. A lot outside a subdivision may cost less per square meter, but you need to confirm access, utilities and zoning yourself.

Can foreigners buy a lot in the Philippines?

No. Under the Philippine Constitution, land can only be owned by Filipino citizens or by corporations that are at least 60% Filipino owned. Former Filipino citizens can own land within limits set by law. Foreigners can buy condominium units instead.
